Hong Kong leader outlines homeowner scheme in first policy address

        Hong Kong developers slipped on Wednesday after the territory’s leader outlined a new scheme meant to designed to help middle class families purchase property in one of the world’s most expensive markets.        香港房地产开发商股价周三下跌,此前香港领导人概述了一项新计划,旨在帮助中产阶级家庭在这个全球最昂贵的房地产市场之一购买房产。
        Hong Kong chief executive Carrie Lam, who had promised to address the issue of high property prices with a “Starter Home” scheme during her campaign, said single people earning less than HK$34,000 ($4,356) a month and households earning less than HK$68,000 will qualify.        香港特首林郑月娥(Carrie Lam)曾在竞选中承诺通过“首置上车盘”(简称:首置)计划解决高房价问题,她表示,月薪不足3.4万港元(合4356美元)的单身人士和月薪不足6.8万港元的家庭将符合购买资格。
        Mrs Lam said the government is considering requiring developers to “pursue mixed developments… to build and offer for sale a specified number of ‘Starter Homes’ units in addition to private housing units.”        她表示,政府正考虑“要求发展商作混合发展”,除兴建私人房屋单位外,须设计、兴建及出售指定数目的”首置”单位。
        Hong Kong is among the world’s most expensive property markets. Prices rose 21.5 per cent year on year in the twelve months to June, according to a report released on Tuesday by Knight Frank.        香港是全球最昂贵的房地产市场之一。根据莱坊(Knight Frank)周二公布的一份报告,在截至今年6月的12个月里,香港房价同比上涨21.5%。
        Property group New World Development was down 1.3 per cent after rising as much as 6.2 per cent ahead of the speech to its highest intraday level in more than four years. Henderson Land was down 4.1 per cent, making it the worst performer on the city’s Hang Seng index while Sun Hung Kai dipped 1.2 per cent.        房地产集团新世界发展(New World Development)股价下跌1.3%,在林郑月娥施政演讲前曾最多飙升6.2%,达到4年多来最高盘中点位。恒基兆业地产(Henderson Land)股价下跌4.1%,成为香港恒生指数(Hang Seng)表现最差的成分股,新鸿基(Sun Hung Kai)股价下跌1.2%。
        Ahead of the Mrs Lam’s maiden address, CLSA said it expects to see more supply unleashed under Mrs Lam, in contrast to her predecessor CY Leung who focused on restricting demand in an attempt to cool the city’s property market.        在林郑月娥上任后的首次演讲之前,里昂证券(CLSA)表示,预计在林郑月娥上任后将释放更多供应,这与她的前任梁振英(CY Leung)形成对比,后者侧重限制需求,试图为香港房地产市场降温。
